To deliver well-designed, contextually appropriate middle housing across Seattle and the Eastside - at a standard that raises the bar for infill development in Washington State.
Our Vision
A Puget Sound region where the missing middle is no longer missing - where every neighborhood has room for the people who make it work.
Why We Started
BIT Investments was founded on a straightforward observation: the Puget Sound region has a severe housing shortage, and the building types best suited to solving it - multiplexes, cottage clusters, small multi-family - were largely illegal to build for decades. New legislation changed that. We built a company to take advantage of the opportunity, and to do it right.
The Team Behind BIT
Our leadership structure reflects our core belief: the best middle-housing projects happen when developer, architect, and builder are integrated from the start - not handed off sequentially.
Ilan Spector
Development Lead · Acquisitions, underwriting, technology, operations, and project strategy. Ilan oversees site sourcing, financial feasibility, funding, and the overall development pipeline.
Architecture Lead · Design leadership, entitlements, and project coordination. Brian ensures every project is designed with context, craft, and constructability in mind.
Construction Lead · General contracting, construction management, and delivery. Todd brings the execution discipline that keeps projects on schedule and on budget.
Developer + Architect + Builder - Integrated from Day One
In conventional development, the architect enters after a deal is signed, and the builder enters after design is complete. By then, the most important decisions have already been made - often without the people who have to execute them. We work differently.
Integrated from Site Selection
Our architect and builder are involved before a site is under contract - shaping feasibility assumptions, not just reacting to them.
Design Informed by Buildability
Design decisions are made with construction cost and sequencing in mind from the start. No expensive redesigns. No value-engineering surprises.
One Team, One Outcome
Developer, architect, and builder share the same goal: a project that delivers on its design intent, on time, and within budget.
